When does a Canterbury extension need full planning permission?

Canterbury has one of the densest networks of conservation areas in Kent — city centre, Cathedral World Heritage buffer zone, and many surrounding villages — and within those areas virtually any extension needs a Householder Planning Application to Canterbury City Council rather than relying on Permitted Development. Outside designated areas, standard PD rules apply: single-storey rear extension up to 4m (detached) or 3m (semi/terrace), up to 4m height; Prior Approval covers up to 8m/6m. Do I need a Party Wall Agreement for a Canterbury extension?

The Party Wall etc. Act 1996 applies across Canterbury. Notice under Section 1 or 2 is required when excavating within 3m of a neighbour's structure deeper than their foundations, within 6m where a 45° line from the base of those foundations is undercut, or when building on or cutting into a shared wall. Canterbury's chalk geology typically allows for shallower foundations than clay areas, but many older city-centre and terrace properties have shallow strip foundations that still bring neighbours into the party wall notice zone. Do Canterbury's World Heritage or conservation area designations affect extension materials?

Yes — Canterbury City Council applies strict design guidance across the World Heritage buffer zone and its conservation areas. Extensions within the city centre or buffer zone are expected to use materials that complement the historic townscape — generally red or buff brick to match the existing, natural stone or lime render, and traditional roof coverings. Modern cladding materials and large expanses of glass are routinely refused where visible from the highway. CCC's pre-application advice service is worth using before committing to materials on any Canterbury extension, particularly on listed or locally listed buildings.
